Every October, somewhere among the crafts tents at the Waterford Fair, someone asks me a version of the same question. They love the village. They love the rolling farmland around it. And they would like a little of that land for themselves, with room for a few animals and nobody but themselves deciding where the fence goes.

This fall my answer is 15018 Clover Hill Road. It has been on the market a while, and I will be candid: it deserved a fresh look. So we gave it one. New shutters now frame the front of the house, a new photo shoot captures the land in early autumn light, several rooms have been virtually staged to help you picture them furnished, and a short teaser video shows the property the way you will experience it on arrival. The home is now offered at $1,399,000, and I am hosting an open house this Sunday, October 18, from 1 to 3 p.m.

Ten acres and no HOA

The headline has not changed, because it remains the reason this property stands apart: approx. 10 acres of rolling pasture and mature woodland in western Loudoun County, with no homeowners association. No association dues, and no association committee weighing in on your garden, your fence line, or the color of your barn door.

The house sits well back from Clover Hill Road at the end of a long gravel drive lined with board fencing. From the front lawn you look out over open pasture toward distant ridgelines, and the only neighbors you notice are the farms that have shaped this landscape for generations.

A paddock, a cottage outbuilding, and room for animals

This is the part of the property I most want visitors to walk on Sunday. Beyond the house, a board-fenced paddock with a small run-in shed is ready for a pony, a pair of miniature donkeys, or a small herd of goats. Nearby, a charming two-story outbuilding with a dormer window and a French door serves as a workshop with a loft, and a smaller garden shed stands alongside it. Laying hens, a kitchen garden, beehives at the edge of the meadow: all of it fits comfortably here.

And horses? Western Loudoun is horse country, and ten acres invites the question. With this particular layout I would call horses a conversation rather than a promise, and I am happy to walk the land with you and talk through what it could support. As with any property, buyers should confirm zoning and any livestock requirements with Loudoun County.

The house, freshly presented

Built in 2002, the colonial pairs white clapboard with a stone facade, and the new shutters give the front elevation the crisp, finished look it always wanted. Inside are approx. 3,975 square feet on the main and upper levels, with four bedrooms including a bonus room, rich American cherry floors, soaring ceilings, and artisan millwork throughout. Recent improvements include fresh paint throughout and all new windows and exterior doors.

After 25 years as an interior designer, I know that empty rooms can be hard to read. That is why we virtually staged several of the main living spaces, so you can see how the proportions work with real furniture in place. The images below are labeled as virtually staged; the rooms themselves are unfurnished.

A two-story foyer with a sweeping staircase opens to formal living and dining rooms. The family room centers on a floor-to-ceiling stacked-stone fireplace beneath a tray ceiling, with a wall of windows facing the grounds. The kitchen offers cherry cabinetry, granite counters, stainless appliances, and a breakfast room whose French doors open to the first of two Trex decks. Upstairs, the primary suite includes a walk-in closet and a bath with a soaking tub and separate shower, and a sunny bonus room with skylights works well as a fourth bedroom, studio, or game room.

Outside, the pool, refreshed with extensive upgrades completed in 2025, sits within the landscape below the decks. Downstairs, an unfinished walkout lower level offers substantial room to expand, and it is not counted in the square footage above.

How Clover Hill compares this fall

I am often asked whether a property like this is truly unusual or simply described that way. Here is what the public listing data showed when I reviewed it on October 15, 2026:

  • Of the homes listed in Waterford under $1.5 million, Clover Hill was one of only two on 10 or more acres. Most of the others sit in HOA communities on roughly 1.5 to 5.5 acres, with association dues.

  • Among active western Loudoun listings on approx. 10 to 18 acres priced between $1.1 million and $1.6 million, Clover Hill's price per above-grade square foot (approx. $352) was lower than all but one.

  • Built in 2002, it is newer than most of those comparable acreage listings, many of which date to the 1970s and 1990s.

  • Few homes in that group combine an in-ground pool, outbuildings, and an unfinished walkout lower level ready for future finishing.

Listing data changes daily and is drawn from public listing sites. For a current, detailed comparison, please call me directly.

Open house this Sunday

Sunday, October 18, 2026, from 1 to 3 p.m.

15018 Clover Hill Road, Waterford, Virginia 20197

From Leesburg, take Route 9 west toward Charles Town and turn right on Clarkes Gap Road toward the Village of Waterford. Bear right through the village, where the road becomes Loyalty Road. After approx. 3 miles, turn left on Clover Hill Road; the house is approx. 1.75 miles ahead on the left.

Next door to a national treasure

Part of the pleasure of Clover Hill Road is the drive home through Waterford itself. Founded by Quaker settlers in the 1730s, the village and its surrounding farmland were designated a National Historic Landmark in 1970, and the Waterford Foundation has spent decades caring for its mill, its schoolhouse, and the open land that frames it. I have lived in Waterford for many years, and I still slow down on Main Street every time I pass the old brick and log houses in the evening light.

Clover Hill Road lets you share in all of that, the fair each October and quiet village lanes for an evening walk, while keeping ten acres of your own to shape as you wish. I would love to show it to you on Sunday.
